✅ Important Note: While the home is located on Lake McQueeney, the water level is currently down for dam repairs, and lake access is temporarily unavailable. You can still, however, enjoy the beautiful lake views, relax on the dock, enjoy the fire pit, and go fishing. ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. House Rules

****Management fee covers Local tax of 7% that we must collect and remit to the city and county. State Tax is collect by Airbnb of 6%.**** ~Quiet hours 11pm-8am. ~Renter of the property must be present during reservation. You can not rent for a third party. Renter must be 24 years of age or older and must send copy of valid drivers license when booking. ~NO PETS. We will ask you to leave the property and you will forfeit your reservation cost. ~The max overnight occupancy for this home is 16 people total. Only people that are part of the reservation our allowed at the home. ~A $50 per night, per person fee will be charge for any undisclosed guest. ~Please be advised that his home has several levels in the backyard and no gate keeping children from entering the water. There are also no safety top locks on doors, only dead bolts. Water is down for dam repair, so there are great hights from the deck to the water and there is no water access at this time. ~No bouncy castles, water slides, confetti, water balloons or fireworks. ~Guest agrees to pay for damages exceeding deposit. Any damages made to property or furnishings which exceeds the deposit amount will be billed to the guest through Airbnb resolution. ~Home is on a septic system. Only toilet paper down the toilet and no grease down the sink. ~Property offers access to recreational and water activities. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities. ~There is a late check out fee of $300 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 11am, so we can get the home ready for the next guest. -WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property. We will try our best to locate them and send them back to you, but your are responsible for shipping and handling cost and cost of time to drive and drop of items at the post office. ~If any of the rules are not followed or the property is damaged leading to the refund or discount of another guest following your rental, you will be responsible for that loss of income.

We were in town for my son‘s graduation from Texas State so we had a big group to accommodate. Everyone had an amazing time and loved the place! We were all very comfortable and felt right at home. We loved the game room building as it offered something extra to do for our guest. We stayed in the winter months so we didn’t get to enjoy the water but we hope to come back when it’s warmer. Thank you for everything. We had an awesome time!

...It's the Powerball Jackpot of large(ish) group Air B&B options! We had an 8 man team in town for training, and this place EASILY accommodated all of us, with tons of room to spare. If you've got a big group (or if you just want breathing room away from your small one) this is the ONE. The property was clean - obviously well cared for - and quiet. The grounds were serene, the beds comfortable, and the showers hot! ...On my "Air B&B Bingo Card" it hit all the squares! Keeping this listing in my back pocket for the next time we're in the area; definitely my McQueeney / New Braunfels "go-to," now! Well done!
