As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. House Rules

~Renter of the property must be present during reservation. You can not rent for a third party unless set up prior to arrival and approved by host. We welcome work groups! Renter must be 24 years of age or older. ~No Unregistered Guests. Only the specific guests noted in the booking are allowed on the premises. A violation of this Airbnb house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund. The max overnight occupancy for this home per city ordinance is 15 PEOPLE excluding Infants. There can not be more than 15 people in and on the property during any point of time during the rental unless approved by host prior to booking. ~A $50 per night, per person fee will be charge for any undisclosed guest. ~Quiet time is from 10 pm to 8 am. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without any refund. ~No smoking is permitted inside the home. If you smoke outside, please throw your butts away and clean your ash up. A $250 a day cleaning fee to remove odors and stains or pick up butts and clean ash will be applied, if you are found in violation. ~No pets are permitted. A $250 pet fee per animal will be charged, if a pet is on the premisses without permission, along with any other fees it may cost to remove dog waist in the yard or repair damages done by the pet. ~Respect Our Towels & Sheets. Please be respectful of bed sheets and towels. Makeup, face creams, and tanning products will stain and/or bleach linens and towels. Un-salvageable linens and bath towels will be charged to the guest. $10 for each damaged towel and $20 for each damaged sheet set. ~No water balloons or confetti. There will be an extra charge of $200 to clean up confetti and water balloons in the yard if found. ~No fireworks. You will be charged a violation fee of $250, if it is found fireworks were discharged on the property as well as any fees to clean them up and repair damages caused by them. ~No bouncy castles, water slides, etc. You will be charged for any sod that has to be replaced and if the septic has to be pumped as a result of a bouncy castle or water slide. It cost $500 to pump the septic system. ~No Parties. If guests are found to have had a party without host permission, which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors or police, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY WITH NO REFUND. ~If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. ~Guest Agrees To Pay for Damages Exceeding Deposit. Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb. ~No Food or Drink In Bedrooms. No eating of food in the bedrooms. Guests will compensate host for any food and drink stains in the bedroom. ~There is a late check out fee of $250 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 11am, so we can get the home ready for the next guest. -WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property.
