Please visit our website for more info on the home and event rules ~Renter of the property must be present during reservation. You can not rent for a third party. Renter must be 24 years of age or older and must send copy of valid drivers license. ~The max overnight occupancy for this home is 40 People. Only people that are part of the reservation our allowed at the home. ~A $50 per night, per person fee will be charge for any undisclosed guest. ~ ABSOLUTELY NO HUNTING on the property. ~Please don't move grill or fire pit. ~Pets are not allowed. Reservation will be terminated immediately without refund. ~Please be advised that there is no gate keeping children from entering the pool. There are also no child safety top locks on doors, only dead bolts. ~No bouncy castles, water slides, confetti, water balloons or fireworks. ~Guest agrees to pay for damages exceeding deposit. Any damages made to property or furnishings which exceeds the deposit amount will be billed to the guest through Airbnb resolution. ~Home is on a septic system. Only toilet paper down the toilet and no grease down the sink. ~Guest acknowledges that the home is on well and water may have a sulfuric smell. ~Guest acknowledges that the home is in a country setting: there are snakes, scorpions, and all kinds of other critters, including deer, turkey and wild boar on the property. We also have several friendly working farm cats on the properties. ~Guest acknowledges that we have Starlink Internet, so wifi can be intermittent or non-existent on some parts of the property, especially during bad weather. ~Property offers access to recreational and water activities. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities. ~There is a late check out fee of $500 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 11am, so we can get the home ready for the next guest. -WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property. We will try our best to locate them and send them back and charge you handling fee of $25 plus the shipping cost. ~If any of the rules are not followed or the property is damaged leading to the refund or discount of another guest following your rental, you will be responsible for that loss of income.
