Important Information to Consider Before Booking: Rustic Country Setting: Embrace the charm of a true country home surrounded by nature. Expect the occasional presence of country creatures such as spiders, scorpions, and wasps. Despite regular pest maintenance, these are part of the country experience. This home being on a ranch in the country, you may encounter various wildlife, including wild hogs, deer, snakes, wild birds, and Wild Turkey. Please be aware and enjoy the unique ambiance of our countryside retreat. ABSOLUTELY No Hunting is permitting on the property. Well Water Details: These homes operate on well water, and on rare occasions, you may notice a faint sulfuric smell. Rest assured, the water is filtered, clean, and entirely safe to drink. Pet Policy: Regrettably, we cannot accommodate pets under any circumstances. We appreciate your understanding and cooperation in maintaining a pet-free environment. Guest Limit and No Trespassing: The property can only accommodate a maximum of 25 guests, and only individuals included in your reservation are permitted on the premises. We have two other homes on the ranch away from this property that we also rent out if you need more room. Please be advised that they may be occupied during your stay, but they are not allowed access to your side of the property for the pool. ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. House Rules

~Quiet hours 11pm-8am. ~Renter of the property must be present during reservation. You can not rent for a third party. Renter must be 24 years of age or older and must send copy of valid drivers license. ~The max overnight occupancy for this home is 25 People. Only people that are part of the reservation our allowed at the home. ~A $50 per night, per person fee will be charge for any undisclosed guest. ~Two Homes at beginning of property are not part of the rental. Please do not disturb guest there. ~ ABSOLUTELY NO HUNTING on the property. ~Please don't move grill or fire pit. ~Pets are not allowed. Reservation will be terminated immediately without refund. ~Please be advised that there is no gate keeping children from entering the pool. There are also no childe safety top locks on doors, only dead bolts. ~No bouncy castles, water slides, confetti, water balloons or fireworks. ~Guest agrees to pay for damages exceeding deposit. Any damages made to property or furnishings which exceeds the deposit amount will be billed to the guest through Airbnb resolution. ~Home is on a septic system. Only toilet paper down the toilet and no grease down the sink. ~Property offers access to recreational and water activities. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities. ~There is a late check out fee of $500 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 11am, so we can get the home ready for the next guest. -WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property. We will try our best to locate them and send them back and charge you the shipping cost. ~If any of the rules are not followed or the property is damaged leading to the refund or discount of another guest following your rental, you will be responsible for that loss of income.

We had an amazing stay! The house was beautiful, clean, and had everything we needed. The teens especially loved the pool it was definitely the highlight of the trip. The space was comfortable and perfect for our group. We truly appreciated the thoughtful touches throughout the home. Highly recommend and would definitely stay again!
