****Management fee covers Local tax of 7% that we must collect and remit to the city and county. State Tax is collect by Airbnb of 6%.**** ~Quiet hours 10pm-8am. ~Renter of the property must be present during reservation. You can not rent for a third party. Renter must be 24 years of age or older and must send copy of valid drivers license. ~The max overnight occupancy for this home is 8 Adults and 4 Children under 17. Only people that are part of the reservation our allowed at the home. ~A $50 per night, per person fee will be charge for any undisclosed guest. ~The bunk beds in the bunk room are for children only under 17 yrs of age ~Both sheds, paddle boat, boat lift and the neighbors tennis court are off limits and not part of the rental. ~Please don't move grill or fire pit onto the back porch. It is a fire hazard with the wood decking. ~Pets are allowed with a $500 pet fee. A maximum of 2 pets are allowed. Must be under 50 pounds. Must pick up yard after pets. No pets in beds or on the furniture. ~Please be advised that his home has several levels in the backyard and no gate keeping children from entering the water. There are also no safety top locks on doors, only dead bolts. ~No bouncy castles, water slides, confetti, water balloons or fireworks. ~Guest agrees to pay for damages exceeding deposit. Any damages made to property or furnishings which exceeds the deposit amount will be billed to the guest through Airbnb resolution. ~Home is on a septic system. Only toilet paper down the toilet and no grease down the sink. ~Property offers access to recreational and water activities. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities. ~There is a late check out fee of $250 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 11am, so we can get the home ready for the next guest. -WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property. We will try our best to locate them and send them back and charge you the shipping cost. ~If any of the rules are not followed or the property is damaged leading to the refund or discount of another guest following your rental, you will be responsible for that loss of income.

Guest have entire home and waterfront to themselves, but we do not allow access to the boat lift. There is parking for 3-4 cars in the driveway. Please follow us @ThreeOaksRetreat
