House Rules

~Please do NOT use the elevator. It is not designed to carry people. ~Please keep all windows/doors closed when A/C or heat is on. ~Pecan Cove is a peaceful residential community. Please be respectful to the neighbors and keep noise to a minimum. ~Quiet hours 10pm-8am. ~Renter of the property must be present during reservation. You can not rent for a third party. Renter must be 24 years of age or older and must send copy of valid drivers license. ~The max overnight occupancy for this home is 12 people. Only people that are part of the reservation our allowed at the home. ~A $50 per night, per person fee will be charge for any undisclosed guest. ~Pets are not allowed and we will ask you to leave without refund if bring a pet. ~Please be advised that his home has several levels and the backyard and no gate keeping children from entering the water. There are also no safety top locks on doors, only dead bolts. ~No bouncy castles, water slides, confetti, water balloons or fireworks. ~Guest agrees to pay for damages exceeding deposit. Any damages made to property or furnishings which exceeds the deposit amount will be billed to the guest through Airbnb resolution. ~Home is on a septic system. Only toilet paper down the toilet and no grease down the sink. ~Property offers access to recreational and water activities. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities. ~There is a late check out fee of $250 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 11am, so we can get the home ready for the next guest. -WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property. We will try our best to locate them and send them back and charge you the shipping cost. ~If any of the rules are not followed or the property is damaged leading to the refund or discount of another guest following your rental, you will be responsible for that loss of income.

The house and yard is absolutely amazing! Perfect for 3 families with children! The house is nestled in a very private and quiet place and short drive for groceries etc. It was a bummer that the water level was down due to work on the dam but the host was very clear and upfront with the water level situation. I would come back and stay to enjoy the water at normal level in the future!

We were in town for Easter weekend and we very pleased with this location. Hosts responded quickly and the home had lots to offer. Water level as mentioned in the description was quite low but it was perfect for fishing, swimming, and the paddle boat!

We had a group of nine stay and everyone was very comfortable! Great seating on the porch overlooking the river, roomy dining and living areas, very comfortable breakfast nook and well stocked kitchen. The bedroom set-up was just what we needed. Pool table, shuffleboard table and Galaga video game were all utilized! All was very clean. Check-in and out seamless. Sarah was very responsive. All made for a very positive stay--we appreciate it all!
